CenterSquare Announces Sale of Brentwood Corners in Nashville

October 17, 2025 – We’re excited to share the successful sale of Brentwood Corners, an Essential Service Retail property CenterSquare acquired in late 2022 on behalf of one of our separate account clients.

Located in a master-planned community in Brentwood, Tennessee—an area ranked among the top quartile of household incomes nationwide—Brentwood Corners presented a compelling value-add opportunity at the time of acquisition, with 83% occupancy and below-market in-place rents. Our strategy focused on deploying both defensive and offensive capital to reposition the asset and unlock its full potential. Over the course of a year, we executed a comprehensive enhancement plan that included installing a new roof, refreshing the exterior paint, redesigning the pylon signage, resurfacing and repaving the parking lot, and updating the landscaping. These physical improvements were complemented by a successful rebranding campaign that gained traction through local media outlets, helping to elevate the property’s visibility and appeal.

Leasing efforts were equally successful. We achieved an average rent increase of 24% and grew income by 45% over the hold period. These efforts contributed to increased traffic and long-term stability for the property.
