CenterSquare Announces Acquisition of Service Industrial Portfolio in Orlando, FL

November 2025

November 13, 2025 – CenterSquare is pleased to announce the acquisition of 33rd Street Industrial Park, a two-building, 65,185 square foot Service Industrial portfolio, located in the Southwest Orange County submarket of Orlando, FL. The portfolio was acquired on behalf of a Midwest public fund investor.

The 86% occupied portfolio offers reinforced concrete block construction, suites averaging approximately 3,200 square feet, 18’-24’ clear heights, 100% grade-level loading and conditioned warehouse space in nearly 90% of the units.

The portfolio is in an infill, densely populated micro-location of Orlando, adjacent to major thoroughfares and demand drivers including Orlando International Airport and Walt Disney World. The business plan focuses on institutionalizing the asset through converting in-place gross leases to NNN upon expiration, implementing active property management and reintroducing the portfolio to the market through a vigorous, hands-on leasing campaign.

This transaction is CenterSquare’s second Service Industrial acquisition in the Orlando MSA, bringing our total Service Industrial portfolio to more than 1.7 million square feet. The investment represents the expansion of an existing Separately Managed Account relationship with a core plus risk profile focused on building an enduring, high-quality portfolio of properties in strong growth markets that generate cash flow and appreciate over time.

“33rd Street Industrial Park is the first Service Industrial acquisition being added to the portfolio of this SMA. After identifying an attractive opportunity in a niche retail sector we’ve termed Essential Service Retail, and building a robust portfolio over several years, we have identified another compelling niche opportunity within industrial,” says Managing Director and Head of Private Equity Real Estate Jeffrey Reder. “We’re excited to diversify and continue growing the portfolio with a complementary property type.”
