Mr. Maguire is the Managing Director and Head of Investor Relations for CenterSquare Investment Management LLC. He joined CenterSquare Investment Management in early 2007. He is responsible for overseeing global investor relations for the firm’s client base across corporate, public and sovereign wealth funds, endowments and foundations, sub-advisory and high net worth relationships. Mr. Maguire is a member of the firm’s senior leadership team and a member of the firm’s product development and performance committees. Mr. Maguire has 36 years of experience in the investment management industry having held business development, investor relations and consultant relations positions at Merrill Lynch, Laurel Capital Advisors, LLP (subsidiary of Mellon Financial), John A. Levin & Co. and AIM Investments. Mr. Maguire holds a B.S. in Computer Information Systems, an A.S. in Accountancy and an A.S. in Management from Bentley University. He is a CFA charterholder, CAIA charterholder and member of the CFA Institute, CFA Society of Philadelphia, Chartered Alternative Investment Analyst (CAIA) Association and Pension Real Estate Association (PREA).
Steve Carroll is a Director of Capital Markets at CenterSquare, with over 35 years of experience in the real asset industry. He is responsible for business development within the EMEA and Asia Pacific regions and is also a member of CenterSquare’s New Product Development Committee. His past industry experience includes domestic and offshore business development, in addition to, global and regional real asset portfolio management positions at CBRE Clarion Securities and LaSalle Investment Management Securities. He was also the Chairman of the FTSE EPRA/NAREIT Americas Property Index Committee for approximately 10 years. Steve received a B.A. in Economics from the University of California Los Angeles. He is a Certified Public Accountant, registered in the State of California, and holds Series 7 and Series 63 licenses.
Deborah Considine is a Director, Capital Markets, at CenterSquare, with more than two decades of experience in the commercial real estate investment industry. She is responsible for business development initiatives and relationship management across the CenterSquare real assets platform with a focus on institutional investors in Western North America, Southern U.S. and APAC. Prior to joining CenterSquare, Deborah served as a Managing Director for Nuveen Institutional Advisory Services where she was responsible for the US west region distribution of private real estate and real assets investment products to large market institutional investors across all segments. She previously held leadership, relationship management and business development positions at TIAA Global Asset Management and UBS Realty Investors. Deborah holds a Master of Science (MS), Real Estate Development, from the Massachusetts Institute of Technology, and a Bachelor of Arts (BA) in the History of Art from Yale University.
Sharon Liss is a Director, Capital Markets at CenterSquare Investment Management, with 17 years of experience in the financial services industry. She is responsible for business development and consultant relations initiatives across the real assets platform. Prior to joining CenterSquare, Ms. Liss served as Managing Director, Business Development at Sugar Hill Capital Partners, a New York based real estate debt and private equity firm. Ms. Liss also worked in the debt capital markets group at RBC Capital Markets. Ms. Liss holds a B.S. in Finance from Touro College and an M.B.A. from New York University – Leonard N. Stern School of Business.
Emily Mendell is Director of Marketing & Communications for CenterSquare, bringing over 30 years of financial services and private markets experience to firm. In her role, Emily leads the firm’s branding, public relations, collateral and communications strategy, working in close collaboration with the capital markets and investor relations teams to articulate CenterSquare’s value proposition. Prior to joining CenterSquare, Emily was Managing Director of Membership, Events & Communications for the Institutional Limited Partners Association (ILPA). Previously, she served as Vice President of Communications for Polaris Partners in Boston and the National Venture Capital Association based in Washington DC. Earlier in her career, Emily held leadership positions at The Weiser Group, Integrion Financial Network and CoreStates Financial. Emily holds a Bachelor of Science in Economics from The Wharton School of Business at the University of Pennsylvania.
Jennifer Ellis is a Director at CenterSquare, with 16 years of experience in the financial services industry. Jenn is responsible for investor relations initiatives across the real assets platform. Prior to joining CenterSquare, Jenn was a Senior Analyst at Aberdeen Asset Management, where she worked with investment consultants and supported the firm’s Business Development team. Jenn began her career at Morgan Stanley where she held trade support and client service roles supporting the Institutional Equity desk. Jenn earned a BS in Business Administration with a concentration in Marketing from Towson University.
Kimberly Patrick is a Senior Associate of Marketing & Communications at CenterSquare, with 15 years of experience in the financial services industry. In her current role, she is responsible for supporting the brand aesthetics and marketing initiatives across CenterSquare’s real assets platform. Kimberly also provides support to the Capital Markets team in executing business development plans, as well as to other key stakeholders such as investment teams and product specialists. Prior to joining the Marketing & Communications team, she worked as a Client Marketing Rep, where she was responsible for creating and delivering investor communications, as well as collaborating with various departments to develop and execute marketing strategies. Kimberly earned an A.A. in Digital Design from Montgomery County Community College.
Rodney Washington is a Vice President of Marketing & Communications at CenterSquare, with 16 years of experience in the financial services industry. He is responsible for marketing initiatives across CenterSquare’s real assets platform. Prior to joining CenterSquare, Rodney was a Marketing & Business Development Specialist at Fried, Frank, Harris, Shriver & Jacobson where he supported the business development and marketing efforts for the M&A and Private Equity practice group. Prior to that, he was a Business Development Coordinator at Akin, Gump, Strauss, Hauer & Feld, a member of the U.S. Funds Management team at J.P. Morgan Asset Management and a member of the Investor Relations team at GlobeOp Financial Services. Rodney began his career at the Bank of New York Mellon as an Account Administrator in the Fund of Funds Custody department. He earned a B.S. in Financial Management from Clemson University with a concentration in Corporate Finance and a minor in Accounting. Rodney has also completed Private Equity and Institutional Real Estate Finance course work at the NYU School of Professional Studies and he holds the CAIA Fundamentals of Alternative Investments Certificate.
Angel Gaffney is an Investor Relations Associate at CenterSquare, with 9 years of financial services experience. She is responsible for the delivery of investor communications and providing support to the Capital Markets team in executing business development plans for existing and prospective clients. Prior to joining the Investor Relations team, Angel was an Operations Analyst here at CenterSquare where she was responsible for trade processing, cash management and reconciliation. She holds a M.S. in Financial Analysis and Risk Management from Temple University’s Fox School of Business and a B.S. in Mathematics from East Stroudsburg University.
Michael Krause is an Investor Relations Associate at CenterSquare with 7 years of experience in the financial services industry. He is responsible for organizing and creating client reporting and investor communications across the real assets platform. Prior to joining, CenterSquare Mike was an Operations Analyst at TIFF Investment Management, where he supported client outreach and securities operations. He began his career as an Operations Analyst in the health care industry. Mike earned a B.A. in History from The Ohio State University and a M.S. in Finance from Drexel University’s LeBow College of Business.
Rebecca Lullio, who joined CenterSquare in 2020 as an Executive Assistant based in New York City, has expanded her role and now serves as an Associate in Investor Relations as well. In her capacity as Associate, Investor Relations / Executive Assistant, Rebecca collaborates closely with the team, handling a diverse range of responsibilities including fund reporting, addressing investor inquiries, and conducting research for investor meetings. Prior to her tenure at CenterSquare, she held a coordinator position supporting a team of four executives within an investor strategy division at a consulting firm. Rebecca holds a B.A. in Journalism, Media Studies & Psychology from Rutgers University and is a Notary Public in the state of New York.
Marie Wall is an Associate of Marketing & Communications at CenterSquare with 4 years of financial services experience and is based in Philadelphia. Marie is responsible for business development and marketing efforts across CenterSquare’s real assets platform. Prior to joining CenterSquare, Marie was a Marketing Associate for J.G. Wentworth where she was responsible for managing their direct mail campaigns. Marie holds a B.A. in Communications Studies from Kutztown University of Pennsylvania.
Rachel Gines is a Vice President in Capital Markets at CenterSquare. Rachel is responsible for supporting business development, investor relations, and consultant relations in the Western U.S. & Asia Pacific across all of CenterSquare’s strategies. She began her career with the firm five years ago. Rachel earned a B.S. in Economics from the University of Pennsylvania’s Wharton School of Business. Rachel holds her series 7 and 63 licenses.
Campbell DeLancey is a Vice President on the Capital Markets team at CenterSquare, with 5 years of experience in the financial services industry. She is responsible for supporting the business development, investor relations, and consultant relations efforts for CenterSquare’s private equity real estate, private real estate debt, and listed real estate strategies. Prior to joining CenterSquare, Campbell was a Senior Account & Business Development Manager at Preqin where she supported the business development efforts for the Private Equity & Real Estate groups. She earned a B.A. in Political Science and Public Relations from Pennsylvania State University. Campbell holds her Series 7 and 63 licenses.
Zachary Neri is a Senior Analyst in Investor Relations at CenterSquare, with 6 years of experience in the financial services industry. He is responsible for the delivery of investor communications and providing support to the Capital Markets team in executing business development plans for existing and prospective clients. He began his career as a Licensed Retirement Plan Services Representative at Vanguard. Zach earned a B.A. in Finance from Duquesne University.

Prior to joining CenterSquare, MJ was a Financial Management Consultant within the National Security Sector at Guidehouse. MJ earned a B.A. in Policy Management from Dickinson College.
