E. Todd Briddell, CFA
CEO and Chief Investment Officer
Mr. Briddell is the Chief Executive Officer and Chief Investment Officer of CenterSquare Investment Management. Mr. Briddell has oversight responsibility for all of CenterSquare's real asset investment advisory services including private equity real estate and listed real estate and infrastructure across the United States, Europe and Asia. He also chairs the firm's Management Committee and is a member of the BNY Mellon Operating Committee and CenterSquare's Private Real Estate Investment Committee. Prior to assuming this position, Mr. Briddell was President and Chief Investment Officer.
Mr. Briddell is the founder of CenterSquare's listed real estate securities group, and since joining the firm in 1993 he has held positions in private real estate acquisitions, U.S. and Global REIT research and portfolio management. Mr. Briddell holds a B.S. in Economics from the Wharton School of Business at the University of Pennsylvania with concentrations in Finance and Real Estate. He is a member of NAREIT, the CFA Institute/Society of Philadelphia and PREA, where he was Co-Chair of the Green Building Committee.
Frank J. Ferro
In Mr. Ferro's role as General Counsel of CenterSquare, he oversees, in conjunction with outside counsel, the legal aspects of all acquisition, joint venture, disposition, development, leasing, management, financing and other real estate activities of the Company and its affiliates. Mr. Ferro also acts as outside counsel (through Ferro & Associates, LLC) on real estate and joint venture transactional matters for CenterSquare and its affiliated entities. Mr. Ferro brings more than 40 years of commercial real estate experience to his role. Prior to joining CenterSquare in 2004, Mr. Ferro was General Counsel and Executive Vice President of The Rubenstein Company, L.P., where he served in those roles from 1992-2004. Previously, Mr. Ferro was a partner in the Philadelphia office of the international law firm, Dechert, LLP, and served as Chair of the firm's real estate practice group. His work and experience focused principally on a broad range of real estate matters, with an emphasis on real estate acquisition and finance, land development, leasing and lease administration, construction and design, and the structuring of partnerships, limited liability companies and other forms of joint ventures for real property ownership and development. Mr. Ferro graduated from LaSalle University, magna cum laude with a B.A. degree in Political Science. He received his J.D. degree from Villanova University School of Law, cum laude, where he served as Editor-in-Chief of the Villanova Law Review and was a member of the Order of the Coif.
Chief Financial Officer and Chief Compliance Officer
Mr. Law serves as Chief Financial Officer and Chief Compliance Officer and is currently responsible for overseeing the company's corporate and investment accounting and reporting processes, as well as the compliance function. He has been integral in the development and implementation of CenterSquare's accounting and information systems and in the administration of accounting policies and procedures to conform to industry standards and market value reporting. Mr. Law was appointed Chief Compliance Officer on January 1, 2008. He has been involved in developing and implementing CenterSquare's Compliance program since 2005.
Prior to joining CenterSquare in 2000, Mr. Law spent 11 years with the Assurance and Advisory Business Services Group of Ernst & Young LLP in its Philadelphia office. During his tenure at Ernst & Young, Mr. Law was a member of the E&Y Kenneth Leventhal Real Estate Group, where his client base consisted of several high profile private real estate companies in the Philadelphia region. Mr. Law is a member of both the American and Pennsylvania Institutes of Certified Public Accountants.
Scott Maguire, CFA, CAIA
Managing Director, Global Head of Client Service and Marketing
Mr. Maguire is the Managing Director and Global Head of Client Service and Marketing for CenterSquare Investment Management. He joined CenterSquare in early 2007. He is responsible for client servicing and consultant relations, as well as new business development with corporate, public and sovereign wealth funds, endowments and foundations, and sub-advisory relationships. In addition, Mr. Maguire is responsible for the development and marketing of new products and strategies. Mr. Maguire has 26 years of experience in the investment management industry having held business development, client servicing and consultant relations positions at Merrill Lynch, Laurel Capital Advisors, LLP (subsidiary of Mellon Financial), John A. Levin & Co. and AIM Investments. Mr. Maguire holds a B.S. in Computer Information Systems, an A.S. in Accountancy and an A.S. in Management from Bentley University. He is a Chartered Financial Analyst, a Chartered Alternative Investment Analyst and a member of the CFA Institute of Philadelphia, Pension Real Estate Association (PREA) and State Association of County Retirement Systems (SACRS).
Head of Private Real Estate
Mr. Yeatman is the Head of Private Real Estate at CenterSquare Investment Management and a member of CenterSquare's Management Committee. Mr. Yeatman is primarily responsible for leading the Private Real Estate business, including his role as Chair of the Private Real Estate Investment Committee, while retaining day-to-day responsibilities for the existing fund and separate account assets. He has over 20 years of real estate investment, redevelopment and restructuring experience in all property types and most major U.S. markets. Prior to joining CenterSquare in 2012, Mr. Yeatman founded CoveredBridge Ventures in 2011. Previously, he spent 11 years at Lubert-Adler partners, last serving as its Senior Managing Principal. At Lubert-Adler, Mr. Yeatman participated in the raising of $6 billion of equity, and led the firm's activities in distressed and public to private transactions. Mr. Yeatman earned a Bachelor of Science in Economics and Marketing from Babson College and a Masters of Science in Real Estate from Massachusetts Institute of Technology. Mr. Yeatman was published in the Journal of Real Estate Economics and has been a guest lecturer at the Wharton School of the University of Pennsylvania. Mr. Yeatman served on the Board of Directors of both Mervyns and Central Parking Corporation.
David L. Rabin, J.D.
Managing Director, Private Real Estate
Mr. Rabin serves as Managing Director of the Private Real Estate Group at CenterSquare and is responsible for all activities relating to the direct investment in real estate including acquisitions, asset management, financing, dispositions, and client reporting. He is also a member of the Private Real Estate Investment Committee. Mr. Rabin has 31 years of real estate investment management experience, including extensive experience in acquisition, disposition, asset management and portfolio management roles. Prior to joining CenterSquare in 2003, Mr. Rabin was a Principal and Director of Investments for PMRealty Advisors, a wholly-owned subsidiary of Pacific Life Insurance Company. In this position, during his 5 years at PMRealty, he directed and managed all of the transactional activity for the firm. Mr. Rabin was also a member of PMRealty Advisors' Policy and Investment Committees. During the 12 years prior to joining PMRealty, he was responsible for acquisitions, dispositions and portfolio management on behalf of National Life of Vermont and its separate account clients. Mr. Rabin holds a B.S. in Business Management from the University of Maryland and a J.D. from the Columbus School of Law, Catholic University of America. He is a member of the Bar in both Maryland and the District of Columbia.
Mark B. Greco
Managing Director, Private Real Estate
Mr. Greco is the Managing Director of Asset Management at CenterSquare and is responsible for oversight of the due diligence process, execution of the property business plans and operating partner performance. He is also a member of the Private Real Estate Investment Committee. Prior to joining the Company in 1995, Mr. Greco worked for CMS Companies, a Philadelphia-based investment company. During his tenure, he was instrumental in building the asset management department. Mr. Greco was a Senior Group Controller with the Rouse Company, a national retail company based in Columbia, Maryland, where he had primary responsibility for oversight of management, leasing and financial accounting details for a regional mall portfolio. Mr. Greco was a Senior Accountant on the audit staff of Deloitte Haskins and Sells in the New York City and Baltimore offices. Mr. Greco received a B.S. degree in Accounting from Villanova University and is a licensed Certified Public Accountant.
Dean Frankel, CFA
Global Co-Head, Real Estate Securities
Mr. Frankel is a Global Co-Head of Real Estate Securities at CenterSquare Investment Management. In his role, he is responsible for management of the firm's proprietary research process. In addition, Mr. Frankel analyzes and interprets implications of major events and economic trends while managing the daily operations of the real estate securities portfolios. Mr. Frankel shares responsibility for covering the global REIT universe, and dedicates a significant portion of his time to on-site visits with companies and property tours in order to make real time assessments of a market’s health. Prior to joining CenterSquare Investment Management in 1997, Mr. Frankel ran a retail distribution business. Mr. Frankel received a B.S. in Economics from the University of Pennsylvania’s Wharton School of Business.
Global Co-Head, Real Estate Securities
Mr. Nicholas is a Global Co-Head of Real Estate Securities, and joined in 2013. In Singapore, where Andrew is based, CenterSquare is represented as a division of BNY Mellon Investment Management Singapore Pte. Limited. In addition to his investment responsibilities, Mr. Nicholas also dedicates a portion of his time to meeting with investors and consultants.
Mr. Nicholas has 25 years of experience investing in the property markets and 8 years of experience leading listed real estate securities investment teams at global institutions. Prior to joining CenterSquare, Mr. Nicholas was Head of Global Property at Colonial First State Global Asset Management. Previously, he was an Executive Director and Senior Portfolio Manager (Asia Pacific) at UBS Global Asset Management. Prior to that role, he was the Deputy Head of Research, Asia Pacific at Deutsche Bank Equities.
Funds under his management have received multiple awards, including from Lipper UK; Best Fund over three years, Equity Sector Real Estate Holdings Global. Mr. Nicholas earned an M.B.A. from Herriot Watt University, Edinburgh, UK and a B.A. from Monash University, Australia. He is a member of the Australian Institute of Company Directors.
Maneesh Chhabria, PhD, CFA, FRM
Portfolio Manager, Global Listed Infrastructure
Mr. Chhabria serves as a Portfolio Manager for CenterSquare Investment Management’s global listed infrastructure group, with primary responsibility for coverage of the Pacific Rim/Asian stock universe. Mr. Chhabria joined the firm in 2005 as a member of the global real estate securities group, and was instrumental in building the firm’s proprietary relative valuation models and company financial models for the global ex-U.S. universe. Mr. Chhabria was also responsible for supporting investment decisions through fundamental research for the global real estate securities strategy. Prior to joining CenterSquare, Mr. Chhabria worked for four years as a Research Assistant in the Finance and Decision Sciences Department at Drexel University. He received a PhD (Finance) from Drexel University and also taught Finance and Statistics courses at the graduate and undergraduate level at Drexel University and Saint Joseph’s University. Mr. Chhabria holds a BE from Pune University and an MS in Decision Sciences and an MBA in Finance from Drexel University.
Joshua B. Kohn, CFA
Portfolio Manager, Global Listed Infrastructure
Mr. Kohn serves as a Portfolio Manager for CenterSquare Investment Management’s global listed infrastructure group. He joined the firm in 2014, and has primary responsibility for coverage of the North American energy sector. Prior to joining CenterSquare, Mr. Kohn was a Portfolio Manager and Global Equity Analyst at Turner Investments, an Energy Portfolio Manager at G Core Capital Management, and a Vice President and Energy Equity Analyst at George Weiss Associates. Mr. Kohn holds a MS in Systems Engineering from the University of Pennsylvania. He graduated summa cum laude from the University of Pennsylvania's Management & Technology program, with a BS in Engineering and a BS in Economics from the Wharton School. He is a member of the CFA Institute and the CFA Society of Philadelphia.
Chief Investment Strategist
Scott Crowe is the Chief Investment Strategist at CenterSquare Investment Management and joined the firm in 2015. Scott focuses on CenterSquare’s listed real estate and infrastructure businesses and his duties include identifying and developing new investment strategies, enhancing CenterSquare’s research and investment processes, and providing investment risk oversight with a focus on strategic risk management. Mr. Crowe also works directly with CenterSquare’s clients, providing education and guidance on the market and helping them execute their investment goals. Prior to joining CenterSquare, Scott was a Managing Director and CIO of Liquid Alternatives at Resource Real Estate where he built and led a global investment and distribution platform. Prior thereto, Scott was the lead Global Portfolio Manager for Cohen & Steers, where he was responsible for $10B in assets under management and led the investment and research team of over 20 portfolio managers and analysts. Prior to this, Mr. Crowe held the position of Head of Global Real Estate for UBS Equities Research, where he built and managed the U.S. REIT division while leading a global team of more than 40 analysts. Scott began his career at Paladin Property Securities and holds an Honors Finance Degree from the University of Technology Sydney and a Bachelor of Commerce from the University of NSW/National University of Singapore.
